The bottom track of my mirror wardrobe doors has recently snapped and I am try to locate a replacement. There are no manufacture's markings. Would your BK4 product (lower track) provide the answer? My doors have metal grooved rollers that run on plastic/nylon track. Does your BK4 track come in sections longer than 2m, ie. 3.6m and would it roll up for easy postage?

Our BK4 track is only designed to bear up to 7kg in weight, or up to 12kg with nylon wheels.  I think your mirrored glass doors will be substantially heavier than this.  It only comes in 2m lengths, which could be joined carefully, and is delivered in a long tube.  The Jason sliding doors gear only takes up to 25kg in weight, so it will probably not be strong enough either.

Does the Geze T2000NV door closer require a low opening force?

The TS2000 NV offers no special advantage as far as ease of opening is concerned (it's advantage is it's adjustability).  Depending on the door and the building, we usually recommend a TS3000B slim cam door closer, which is especially suitable for care homes, hospitals & nurseries.  It has a guide rail and cam mechanism, both features contribute to a lower opening force.  But remember, if it's a fire door, it must still meet fire regs, so a TS4000 EFS free swing door closer may be more appropriate.  If you're not sure, discuss your requirements before deciding.

Ceiling mounting brackets can be supplied (although these are not the recommended brackets included in the kits).  The door size is unlikely to be a problem, as the Projeto can take up to 150kg per door.

You can use the CL1 outside access device mechanical keypad outside (compatible with an Exidor push pad or push bar inside).  This cannot be deadlocked, but it may be possible to add an additional separate deadlock to the door, but you would need to pass this with your local fire officer who will decide based on the usage of the building/door.

I need a door arrestor/closer for a UPVC porch and door that opens outward and is hinged on the right side. The main objective is to prevent the door being caught by the wind and opening rapidly, resulting in the outside handle banging, (and breaking), into the window next to the door. upvc door outside upvc door inside I think you need a back check door closer, EITHER: the TS2000 BC or the TS4000 (which has back check as a standard feature) fitted in the Fig 61 position - closer body on the frame with the arm on the door, OR: the TS3000 BC guide rail door closer fitted in the Fig 66 position - closer body on the door with the opposite hinge side guide rail on the frame.  Guide rail door closers will not permit the door to open more than 120 degrees and the force of the wind will apply extra forces to the door and frame.  A mounting plate is definitely recommended for any door closer fitted, and be sure to bolt through the frame as well.

I live in a flat of a converted Victorian house with a grand, big communal front door. Which is slammed a lot! I was looking at these door closers and wondered if you could recommend one? The door closes quite easily when pushed - but obviously we need to be sure that the closer will consistently do that. Any ideas?

A door closer would be a good solution for your slamming problem.  For a large door (and width is the most important dimension to consider) you might go for a medium to heavy duty door closer like the TS2000 or the TS2000NV or even the lighter duty TS1500.  You can ready about the special features of each of these door closers by looking at each product page on our website.  As you mention it's a grand Victorian door, you might also consider going for an attractive matching polished brass cover & arm to give the illusion it's a period feature.  If you need any more help, do get in touch.

Is there a door closer you can use with riser hinges?

You can use any standard arm door closer which has sufficient "play" in the elbow of the arm.  It is not an ideal solution, as the door closer needs to be very carefully sited so that the arm does not catch on the top of the door.  The shoe of the arm may need to be located slightly higher on the frame than is usual.  A Geze TS2000 or TS4000 would probably be fine for this fitting.

The finished wall thickness outside the Hideaway pocket door kit will be 115 - 120mm (depending whether you use the packer which comes in the kit or not).  This assumes 2 x 12.5mm thick wall boards are used.

I am using 2120mm high doors (PVC edged - 18mm board) at 560 wide. This is above the max height recommendation of 2m for the 'twin 60', will this be ok? As a matter of interest (for future reference) would I be able to use the 'Jason Bottom Rolling Sliding Door Gear' for doors of 2120 x 560 (18mm). Again I am aware that the height is well above the recommended 1.5m but I believe that the weight of the doors themselves would be less than the max 25kg stated.

The maximum dimensions of doors for Twin 60 and Jason recommended by the manufacturer Coburn is a guideline only.  According to Coburn's technical department, it was laid down by the original designer of the system and any evidence & reasoning for them has been lost to time.  The weight is by far the most important measurement of the door.  If your doors are MDF then, at 2120 x 560 x 18mm, your doors should weigh approximately 17 kg each.

A: If the door is less than 9 kgs in weight you could use a Coburn Hush kit, or if the doors are up to 25 kgs you might look at a Coburn Jason kit.  The other alternative for doors weighing up to 14 kgs in total is sliding-folding doors, like the Henderson Bi-Fold.

A device to help fit AA45 door closers?

I would like to order some AA45 door closers to replace the ones in my flat, but I don't know how I will be able to fit them. When I tried to remove one of the old ones it was under great tension and I broke it whilst removing.  Do they come with some kind of device that takes the tension up whilst fitting? Yes, they come with a small metal retainer which holds the chain out while you fit it.

It would be best to go for an overhead door closer with latching action (which controls the last few degrees of the closing, and is the bit you want to be sure is working right).  The lowest price one we do is the Eurospec F2003 at power size 3, which is rather strong for a domestic door, but door closers which have adjustable power settings are more expensive like the Geze TS2000 NVBC (goes down to power 2) or the Geze TS4000 (which goes down to power 1).

Do you also do sliding front doors for flats? The main door into my building is fine, but the door into my individual flat takes up a lot of the hall space when it opens! Do you sell sliding doors that would be safe and secure enough to be suitable for use as a front door, as that would help me immensely.

Unfortunately neither the sliding door gear nor pocket door gear we supply would be secure enough to use on a front door - the only sliding door locks we supply are 3 lever, so your insurance company wouldn't rate them either (should be a 5 lever BS rated minimum).  Actually we don't think you ought to put any sliding door there at all, because it cannot meet fire & smoke regulations.  Sorry!

The H086 Royde & Tucker hinges are available from us in BZP (Bright Zinc Plate) and also a wide range of other finishes.  35mm is the minimum door thickness which these hinges will suit.  They are handed left or right.

To do the job of locking automatically upon closing, we recommend the Exidor 305 mortice operators.  On the inside (push to escape) side of the door you have a normal push bar which comes with a lock case which is morticed into the door.  It comes with a euro profile cylinder and escutcheon as standard so guests may enter from the outside with just a key OR, if you would prefer to give guests a code to enter, then the CL1 mechanical digital lock (with a door handle) is compatible.  If you decide not use a CL1, then you might add a pull handle to the outside of the door.  The 425mm long "D" pull handle in Brushed Stainless Steel is the minimum to meet the Disability Discrimination Act.

When choosing a door closer for a uPVC door, similar criteria apply to when choosing for a timber door; How wide is the door? What is its function? Do they open out or open in? etc.  We suggest selecting a door closer which has an optional mounting plate, especially as you have a special profile.  For outward opening doors, you’ll need to fit the closer to the frame and the arm to the door, and if its in a windy location, consider a back check door closer like the TS2000 BC or TS4000.

Fitting a door closer to an arched door?

Q: (from John) I am a carpenter and have been asked to fit a door closer at a primary school. The door however is an arched one. I fitted some spring hinges, along with a hydraulic hinge. This worked for a short period but the hinges are not man enough. I feel a traditional overhead door closer would work, do you sell a bracket which fits an arched frame or will I have to get one made? I have taken a photo of the door. school-front-door A: (from Doorstuff) Some arches are suitable for overhead door closers, it depends on the steepness and characteristics of the arch. This would be called a "Lazy Arch", and we think a door closer would work perfectly well.  A steeper "Gothic Arch" with a pointed arch would not accept a door closer, in which case you'd have to use a floor sping door closer with rocker arm.

I have built 2 wardrobes, originally I was intending to hang 2 x 444mm doors on each carcass using standard sprung hinges. Unfortunately this would leave no space between the wardrobe and the bed, therefore I am now looking at a sliding door system. As long as your doors are no more than 25kg each and 12mm minimum thickness, then we would recommend the Jason sliding door gear: 4J - 2 door kit 1200mm (47") which you can cut down to size.  This will give you bottom running track with the wheels and a top guide track to allow the 2 doors to run past each other.

It is possible to retro fit a Hideaway kit by opening the stud walling on one side only, but how much work this will be will depend on what you find inside the wall in terms of the structure already there.  In terms of width you'll need (2 x door width) + 1 inch.

I'm looking for a door closer for the front door of my little shop. I think something like the Geze TS1500 will be suitable. The thing that's worrying me is that the door is directly under a thick lintel. There's only 30mm from the top of the door to the underside of the lintel. Is this enough space to fit a TS1500?

We assume that the door is inward opening and therefore the door closer will be fitted to the inside of the door (PULL side)?  Then the Geze TS1500 will be a good door closer for you if there's enough room on the door for the body, the arm will fit comfortably on the 30mm deep transom beneath your lintel.  One consideration I would raise - does your lintel continue right around the door down to the floor (called the reveal) - because if so, then your door closer body fitted in the correct position might hit the wall reveal before reaching 90° open.  If this applies to your scenario, then we would recommend going for an adjustable door closer like the Geze TS2000 NV which could be positioned further along the door and adjusted to a lower power setting to compensate.  The Geze TS3000V guide rail door closer would also be suitable as it is also adjustable power size 1-4.  I've made those links to those pages on our website, where you can read about all their features.

A: The only fire rated sliding door gear we can offer is the iMpero pocket door fire door kit.  A "normal" (i.e. non-pocket) sliding door could not ever meet fire regulations because of the inevitable air spaces between the wall and the door.

Do Geze pivot fittings open as far as 180°?

Q: (from Mike) Please confirm that the Geze TS550 pivot fittings we have proposed for our single action pivoting doors in a BFI refurb scheme are suitable for opening to a 180 degree hold open position, along with size to weight ratio (doors are 2.7m high x 1050mm wide x 44mm thick)? A: (from Doorstuff) The Geze TS550 NV with single action pivot sets will only hold open up to 165° maximum, in fact it holds open at any angle from 80° up to 165°.  Having checked all Geze's floor spring models, the TS550 NV has the widest angle of hold open, but still not up to your requirements.  As far as size and weight of doors, the TS550 NV would be fine.

Unfortunately there are no compatible glass clamps available for the Hideaway system.  The two alternatives you might consider are the iMpero pocket door system, buying additional glass clamps (+ probably the timber jambs for glass doors), OR buying a Rollan 80G or Perlan 140G sliding door kit for glass and constructing your own cavity supports for the pocket door*.  Links to those pages on our website are highlighted within the text. * Prices there dependant on the size/weight of the glass door to be used.

We already have Exidor push opening system on all our exterior doors, and we have a key lock on the outside, we need to replace all the locks with a push button system. Does the thicknesses of the doors matter? Can we set them to be unlocked sometimes?

The CL1's and CL2's can be fitted to doors up to 60mm thick without modification.  The CL1 digital lock requires the code to be entered every time the door is opened from the outside.  The CL2 can operate that way, but can also be set to "passage function" which allows free access from the outside, as if it were just a door handle.  CL1 and CL2 are the same price.

Q (from Rachel) We are looking for a Panic bar to suit a uPVC french door.  We don't need a handle on the outside.  The Exidor 502A-B looks like it will do the job.  What do the optional extras mean (Horizontal pullman catches & Vertical pullman catches)? A: (from Doorstuff) The pullman catches offer better security, and for a uPVC door, you'd probably go for the vertical ones. If you don't, the unit is supplied with a top trip to suit a uPVC door, so it will still work OK.  More important things to consider though - Is there any internal locking system already in the door, how does the door currently operate, is it a single or double door?  Any current locking & handles will need to be disengaged so the only lock on the door will be the Exidor 502A-B to meet fire regulations.

A: The AL155 is probably more suitable as an internal door handle.  There is a similar one available in Stainless Steel, the S129 which has the dimpled design as well, which would be more weather resistant.

I'm trying to replace a concealed door closer which I believe is a Geze Boxer. The body of the one I have measures 240mm long, but on the pdf you show the length to be 286m, it'd the same on Geze's own website, and everywhere else I've looked. Please help?

On the technical drawing on Geze's pdf, the prominent dimension 286m appears to be the length of the body, but in fact it refers to the MORTICE length, and the Geze Boxer body length IS 240mm as you have measured.

A curved floor guide for curved sliding doors?

Q: (from Clare) The company I work for recently installed two semi-circular "pods" or freestanding meeting rooms. The doors are sliding and are held onto the frame by the top track, but when you open and close them there is some sideways movement which makes them feel unstable.  I was therefore wondering whether the BK2 mortice bottom track listed on your site can be bent into a reasonably shallow curve and still function as a floor guide, or whether it has to be kept straight to work?  Alternatively if you have any other products that you think might meet our requirements I would be very keen to know about these. I need a door closer for just an average door, nothing heavy duty. It's width is 804mm (not sure if that helps). As long as you go for a hydraulic door closer with adjustable latching action, then the closing is fully controlled, and slamming can be prevented.  A good door closer for that size of door is the Eurospec T2024, and if you're price conscious you might like to know we have some special offer Geze closers in stock, all of which would also do a good job for you.

The H30 is the pocket door gear only and you will need to supply the door itself.  Any normal timber door/glazed timber door will be suitable, as long as it's up to 760mm wide x 2032mm tall x between 35mm and 44mm thick and 56Kgs maximum weight.  These dimensions make it a standard domestic door, which could be purchased somewhere like B&Q, your local DIY shop, or on the internet.

Yes, the Foldaside 100 would be fine.  Because your doors are at the maximum width you definitely need to use the floor guide (which is supplied in the 2 door kit).

My office front door constantly slams as visitors don't close it by hand, they just leave it to swing back. Do you have anything that can make the door close softly but not delay the closing too much as people come in quickly and don't check whether it's closed behind them and I'm concerned about security but can't stand the constant noise and damage to the door. Can you suggest a solution?

A hydraulic overhead door closer with adjustable closing speed and adjustable latching action will solve your problem.  You can set the closing speed to fast, then use the latching action to give a slower firm close at the last 10° or so.  Which door closer you go for depends on all the normal considerations; door timber or uPVC, width of door, push or pull side, budget? etc.  A good place to start looking is the excellent Geze TS4000, which will be able to handle almost any situation, then you can look at the lower spec models depending on the considerations listed.

Yes, these are suitable for use on an FD30 door.  Remember, the fire-containing property of a door is reliant on the whole set up of the door hardware working correctly together, so be sure to check the operation after fitting your approved door closers.

We have a GEZE door closer fitted to one of a large complex of apartments constructed about 2002/2003. Not able to identify model. The door closes very quickly and with a bang. Would appreciate advice on how to adjust to operate better.

You can identify Geze door closers by their body size if nothing else is visible; for example the body of a TS4000 is 287mm long, a TS2000 is 226mm long and a TS1500 is 177mm long.  The door "closing very quickly and with a bang" definitely doesn't sound right, in fact it would do that if all the oil had leaked out of it (which might happen if it has been over-adjusted for closing speed, etc).  If you can identify which closer it is from its size, we can give some more help about adjustment, or check the relevant product page here on the website for technical pdfs.

We don't make the glass itself, we suggest you try your local glass supplier.  National companies that can supply glass made to measure would be Pilkington and Solaglas.  We can supply a drilling diagram for the glass people.

The slide bar is not sprung loaded, it has to be manually turned closed to re-lock the door. If you need a comparable unit to automatically relock upon closing the door, it would be the mortice latch version "Little" Lockey L235 digital lock.

We recommend the Geze TS1500 as a good domestic door closer, it has variable closing force in two sizes, adjustable closing speed and adjustable hydraulic latching action and so gives plenty of controllability. If you are price conscious, the Eurospec F2003 door closer at £12.75 + VAT is also a good closer, less attractive to look at, but has a good degree of adjustability.

We would like to fit concealed door closers to our back doors which regularly slam shut and consequently have cracked the external render around our door frames at our house. We are interested in the GEZE Boxer closers but would be grateful if you could advise if they are suitable for heavy wooden doors. Geze Boxers are ideal for solid wooden doors.  The version with power size 3 - 6 is suitable for doors with a leaf thickness of at least 50mm, maximum weight of 180kg and leaf width of no greater than 1400mm.  There is one for lighter, smaller doors (the version 2 - 4).  Both the closing force and the closing speed are adjustable.

A: (from Doorstuff) You only need to use it if the door is between 36 and 44mm thick.  Without the cavity widening kit, your finished wall thickness will be 115mm, however you can use the cavity widening kit to increase your finished wall thickness to 120mm whilst using a 35mm thick door (all based on 2 x 1/2" thick plasterboards).  It is included in the kit.

How do I change the code on a digital lock?

If your lock is similar to our U120, these steps may help:- (1) Remove the lock from the door.  (2) Remove the 4 retaining screws from the back of the 'Outside Lock Body'.  Take extra care to keep the lock body on a flat surface, when you are removing the plate, because there are a lot of small components inside.  (3) You will now see that there are 5 red coloured key tumblers & 8 blue coloured keyless tumblers, plus one clear tumbler ('C' button).  (4) To change your code, push the 'C' button down and hold it.  You can then easily remove one or more of your key & keyless tumblers, using the tweezers supplied.  (5) Please note you should NEVER remove the 'C' tumbler.  (6) Please note the different shapes of tumblers before reinserting them back into the lock body. Firstly there is a difference in shape between the key & the keyless tumblers, illustrated below.  And secondly when re-fitting the tumblers into the lock body, they must be fitted facing the right way, again see illustration.  (7) After you have re-fitted the tumblers and made a note of the new code, please replace the metal plate with the 4 screws.  (8) PLEASE NOTE: With the spare tumblers provided, you can increase the number of digits in your code to 6 or 7, or reduce it to 4. u120-code-pins

A: (from Doorstuff) The Exidor 305 mortice operator does come with a single euro cylinder, which you can replace with an other, for example a masterkeyed cylinder.  The cylinder operates a mortice night latch (included) which is morticed inside the door, rather than having an external outside access device.  We also supply the euro escutcheon in satin stainless steel.  If you especially wanted one with a separate outside access device, you could go for the Exidor 296 push bar on the inside together with the Exidor 302EC which also works with a standard single euro cylinder.

A standard Exidor 200 / 300 series unit will suit doors 1220mm wide and 2440mm high.  The Exidor 400 Series Touch Bars are available in two standard sizes; up to 900mm and 1200mm wide and 2440mm high. The small unit measures 650mm and will operate within a 692mm door opening. The larger unit measures 830mm and will operate with 872mm door opening.  All ranges have been tested on for doors up to 2500mm high and 1300mm wide. In this case extra long shoot bolts and cross bar would be required.

What Fire Door rating must the door be for which I can use the Exidor Range?

The Exidor range has successfully passed a fire test, which will allow the panic hardware to be used on any fire door that has been tested. It is the door which will carry the certification, as it is the door which will prevent a fire from escaping an area of a building. The Exit Hardware will only keep the door closed for the duration at the start of the fire, until the door gaps are sealed. Once the opening is sealed the hardware on the door may fall off as the fire continues to burn.

The best door closer to use for this scenario would be the Geze TS4000, fitted on the PUSH side of the door in the figure 61 position (body on the transom with the arm on the door, see picture below).  If you have a concern about weatherproofing, we would suggest using a marine grease on the spindle and consider upgrading to the TS4000 W, which has a "wetroom" lacquer anti-corrosion finish. door-closer-on-push-side

If the lever of the locking unit has broken, then the whole thing can be replaced for the price of the locking unit component.  (If it's the slave unit, then contact us and we can quote you for a replacement part.)  The prices for coloured Exidor products (e.g. ruby red) are on each product page.  It is possible that the one you're after is the 501-B single point push bar.

As long as your individual doors are less than 25kg each in weight, then you can choose between the Coburn Jason bottom running wardrobe gear (you'd need to order 2 kits to get the length) or the Coburn Twin 60 top hung wardrobe gear (again the longest kit is 2.4m, so you'd need 2 kits again).  Please note that joining kits together is not really recommended as there are no jointing kit available on these systems, and it would be up to the fitter's skill to get a good smooth join.

The door stops for the Projeto 150 are on the track itself, not the floor, and included in the kit.  The dimensions of the floor guides are 19.8mm width x 51mm length x 17mm tall.  You mortice a groove in the bottom of the door so it runs along the floor guide.  They are 304 stainless steel.

Can the cylinder in an OAD be interchanged?

The Exidor range includes Outside Access Devices (OAD’s) with interchangeable and non-interchangeable cylinders. All the Exidor OAD units, except for the 298 and 409 units, have interchangeable cylinders. The cylinders in the 302 OAD have to be drilled and tapped from the back, but the 322, 400, 500 and 700 series OAD uses the conventional fixing position.

Help! Our door closer slams the door

...My freeholder has just fitted a door closer at my request as the main door slams when people close it. However, the one they have fitted has not remedied the problem as the door needs to be closed very gently to eliminate the slam (and rattle of glass in the door).  Do you have a door closer which can move extremely slowly but also push a door closed?? If it is a hydraulic door closer they've fitted, it should have some adjustability on the closing speed.  Basically you want to slow down the speed and reduce, or turn off, the latching action.  Most door closers should offer this adjustability.  Our Geze TS4000 video shows the adjustment of this high use, heavy duty, fully adjustable door closer, which might give your fitter some assistance.  Any of the Geze door closers from TS1500 up (depending upon the width of your door) should give you a good result.

Can I use an OAD from the 200 / 300 series with the 400 series Touch Bar Range?

No, because the bolt-through fixing positions are different. Also the 410 OAD from the Touch Bar range can not be used with the 200 / 300 series range because the mechanism only rotates in the one direction. All accessories need to be listed on the Manufacturers Declaration of Conformity, and using any accessory not listed will negate the CE marking.

Why can a 410 OAD not be used to operate a 297 / 296 Panic Latch or a 294 Panic Bolt?

Because the mechanism on the 200 series units operates in one direction only and the amount of travel is limited. Therefore the lever handle would not fully retract the bolts and latches and would also not operate downwards in a normal manner. Also, all accessories need to be listed on the Manufacturers Declaration of Conformity, and using any accessory not listed will negate the CE marking and may lead to prosecution.

...on one of them the bolt (the one with ratchet-type notches around the head) which goes through the arm and into the rectangular device has broken in two. Can you supply a replacement bolt please, for what is otherwise a perfectly good piece of equipment? There is available a screw pack for the TS1500 which contains spares of all fixings etc. used on the closer, and contains the bolt you are describing.  The packs are £3.00 each + VAT and you'll have to contact the office to order as they're not on the web site!

I am trying to select some door closers for my scout hut. I have exterior double doors that open outwards so need a figure 66 type as shown in your diagrams.  Does the Geze TS2000 NV + BC come with the brackets necessary for this  please (I have a deep door frame head).  Also does it have the latching feature to hold the door open? A: Yes, The TS2000NV/BC comes with the fixings for Figure 66 (a parallel arm mounting bracket).  There would be two ways to "latch" the doors in an open position.  One would be to use hold open arms for the closers (order separately). The second way would be to use the TS2000NV/BC door closers on the top of the door, and fit foot operated door holders to the base of the door.  This will only work if your floor surface is not much lower (i.e. a step down) than the base of the door. fig-66-door-closer

The problem with most large/projecting disability handles is that they won't suit pocket doors without severely restricting closure of door and hence clear opening size. We don't have space to make the door wider to compensate. Is there anything suitable? We supply a pocket door bathroom lock set, which includes a mortice lock for the door, flush thumbturn & release for the door (allowing the door to retract fully into the wall) and an end finger pull (fitted into the end of the door). pocket-door-lock

What door thickness can the Rollan 40 sliding door gear handle?

There is no limit to the thickness of the door, within reason.  If the door is too wide, then all you would need to do is add a wooden baton between the track and the wall, as a spacer.  The thing to be aware of is the 40kg weight limit, if the door is thicker than 55mm for example, it might be better to go for the Rollan 80, which can support up to 80kg.

We have a wardrobe with three large sliding mirror doors running on a ground level track...

...the runners are now worn and need to be replaced. There is an aluminium trim around each door and the bottom one conains a pair of units containing the runners. The existing runners have given 25 years service and both the manufacturer and retailer are out of business. My idea is to simply replace the bottom trim with a new trim containing the runners. Can you help? Our systems tend not to be suitable for mirrored doors, because of the weight of the doors and the fixing methods, so you would probably find something better elsewhere.  The only one of ours which might be worth a quick look is the Geze Perlan sliding door gear, which can be used as a heavy duty bottom running track (i.e. fitted upside down) but the fixing brackets are designed to be used with timber doors.  You can see it on our website at the link given above.

Does the Rollan sliding door track cause the doors to sit proud of the door frameor architrave, or do you sell spacers to bring the running gear forward?

If you're using double doors to part and slide alongside a wall either side of the opening, and the opening has architrave/frame protruding, the doors will have to pass that and thus will stand out further than otherwise.  The wall brackets which come in the Rollan kit do not act as spacers, and so you could perhaps consider making a wooden baton and fixing the track to that.

A: Yes. When choosing a door closer for a uPVC door, similar criteria apply to when choosing for a timber door; how wide is the door? What is its function? Do they open out or open in? etc.  We suggest selecting a door closer which has an optional mounting plate and bolting through.  For outward opening doors, you'll need to fit the closer to the frame and the arm to the door, and if its in a windy location, consider a back check door closer like the TS2000 BC or TS4000.

With the iMpero there is access built-in to do that, the Hideaway cannot be used with frameless glass.  In fact it is recommended that you fit the gear first, so you can measure the exact size of glass to buy, perhaps by making a template from chipboard.

The weight for a solid pine door with dimensions 800 x 2100 x 33mm thick would be approximately 32 kgs, if your doors are similar in size to this, the Rollan 40 system would be the one to go for.  If your doors are larger, telephone us with the details and we'll work out the approximate weight.

A: Depending upon the traffic experienced by this door AND the type of seals (fire & smoke, acoustic etc?) the best and most adjustable door closer for this situation is the Geze TS4000 which is rated for a million cycles.  If the door simply has intumescent strip (no brushes), then a Geze TS2000 or even a Geze TS1500 (rated to half a million cycles) will be perfectly satisfactory and give good service.

You can order the "S103 bathroom set, Duel" (which includes the door handles, bathroom indicator set & bathroom lock case), just select 44mm (or 57mm) for the backset dimension - the usual for domestic doors is 44mm, and as they're new doors you have no pre-cut holes to measure.

...needs to be opened on a regular basis to allow access for staff but which also needs to discourage the residents from using it, for their own safety.  Therefore it needs to be secure but easily opened daily and opened by anyone in an emergency. Have you any suggestions please? This situation can be addressed using a maglock to secure the door shut, which is operated by a digital code pad on the side which staff need to access from.  The maglock would be wired into the fire alarm, so that during a fire the door is operated by anyone.  The door itself can have a pull handle on one side and a push plate on the other, or can have a simple latch with lever handles.  The maglock is not something we list here online, but contact us for a quote.

The Rollan 40 sliding door gear would be ideal for your doors, as long as they are under 40kgs in weight.  (Otherwise go up to Rollan 80.)  There is no pelmet system which is designed for use with the Rollans, but it may be possible to make some yourself with wood.  The Perlan 140 has an optional extra pelmet called a clip cover, but the Perlan is for much heavier doors and together the price is higher.  You can view those products as well as the prices on our website at the links in the text.

...The aperture is 2.75mx1.4m - its a strange half-height recess.  I would like to fit a slider mechanism in to the concrete block at the top and suspend 2 or 3 frameless glass panel doors which slide across each other.  I have a builder who can fit this for me, but might need some advice. A: If your glass panels are under 80kg each then you can use the Rollan 80G system. You can read all about it on our website at the link in the text.  For 2 panels passing in front of each other you would need 2 x R80.32G kits (although they are 3.2m long you can cut them down).  For 3 panels running on two tracks, you would need one extra door pack, see the components list.  If you need more advice, just give us a ring.

We would suggest either a Eurospec T2024 door closer or the Geze TS1500 which is tested to half a million cycles.  The Eurospec door closer will be more suitable for narrow doors (700-800mm aprox.), as you can set them to the lower power size 2, but both closers will cope with up to 1100mm wide fire doors.  You can see links to those items in the text.   You should expect a good life expectancy from both these door closers.

Q: How do you change the power setting on a Geze TS1500 door closer?

A: There are two power settings and changing them is all about the arm.  The part of the arm which fixes to the frame (in figure 1, standard, fitting) is called the shoe.  If the "toe" of the shoe is pointing towards the hinge side of the frame, the power is set on power 3 to EN1154 (WEAK), if the "toe" is pointing away from the hinge side of the frame, power is set on power 4 to EN1154 (STRONG).  To change the power setting, simply dismantle the arm using the black hexagon headed bolt, and remove the shoe end of the arm, replacing it turned 180º - see pictures A & B below.  Source: Geze's fitting pdf, (page 2, paragraph 2) see here. I am interested in the Twin 60 door runners I need to run 3 doors on 2m of sliding door track. Your info states maximum door height is 2 metres. My door height would be 2.110 metres. Can you please tell me if they will work at that height, if not is there an alternative?

The 2m height is only a guideline, and 2.1m should be perfectly okay as long as the doors are rigid.  The most critical consideration is the weight of the doors - as long as they are not more than 25kg each, and between 16 - 40mm thickness, then they will be fine.

There are two door closers you might consider for this application, one is the Geze TS4000 S which has delayed action.  The delayed action can be set to give up to 90 seconds delay before the door closes, which may be time to permit disabled access.  The second door closer to consider is the Geze TS5000 with an optional extra mechanical hold open device.  This device is set into the guide rail and will hold the door open until the door is given a physical pull to start the close.

Q: Can the 'Foldaside 100' track length could be extended to 2440mm?

A:  Looking at the Foldaside 100 - 4 door 2400mm kit, the top and bottom tracks can be alternatively purchased by the metre (i.e. in 3m sections, which you could cut down).  But if your opening is 2.44m, then it may be possible to get away with 2.4m tracks by positioning the 4cm "gap" at the side where the doors are attached to the wall.  This should not affect the operation of the doors.

The Perlan is the best of our German sliding door gear, with the nylon wheels and aluminium track, it runs nice and quietly.  The Projeto 150 runs quietly too, but all sliding gear will make a low "rumble" which resonates more or less depending on the wall construction (brick/stud) and if you have carpets or a hard floor, which is more echo-y.

Obviously the variety of door situations, sizes, functions etc. are infinite, but these are some of the factors which need to be considered: Is it a fire, smoke or emergency escape door?  How heavy is the door and what are it's dimensions (height x width x thickness)?  What is the door's construction and are there any unusual features to take into account?  Where is the door located e.g. internal or external, near the coast or in a swimming pool? What level of use/abuse will the door be subjected to e.g. office, hospital or school corridor?  What items of door hardware are to be fitted which may affect the hinge performance e.g. door closers or door stops?  Any other unusual features e.g. an arched door, bifolding etc?

The handle description says the handle sets are "bolt through fixing", what does this mean?

Door handles can be subjected to a lot of force which, over time, can loosen and wobble them free.  Bolt thru' fixing is the best way of fitting lever handles for a long, maintenance-free life span.  Essentially, the bolts holding the handles onto the door pass right through the door AND the lock case or latch case, and fix into the handle rose on the other side.  For this reason, lockcases and latch cases must be "bolt through fixing" too with holes in the right places (most good quality ones are these days, Doorstuff's ALL are, but if you're using your existing locks and latches it's always best to check them).  It is only possible to bolt though lever handles which are on roses, rather than the traditional back plate style, which are always surface-mounted.  Watch this YouTube video about fitting door handles, it shows how the bolts and latch case all fit together to give a strong finished result.

The Euro Mortice Escape lock shown on the website uses a split spindle which allows the door to be opened from the inside even if the door is locked from the outside. The standard Mortice lock uses a standard 8mm spindle and does not offer this function. The Mortice Escape lock can be used, for example, in classrooms  where it is important to ensure that no one can be locked inside the room whilst preventing access to the classroom as required.

Q: How do I determine the overlap required for the door compared to the opening for my sliding door?

A:  It is an aesthetic decision, but perhaps between 20mm and 100mm each side.  Slightly more overlap might be prefereable, as this may help reduce noise transference between the rooms.  The dimensions of your existing architrave and skirting boards will affect the distance off the wall that the door will run, so bear in mind that may present an additional gap for draughts and light to escape through and affect the finished look.

Can a concealed door closer be fitted in the top jamb of an outward opening porch door?

The only door closer which can be concealed in the top of a timber door would be the Geze Boxer, however this is not suitable to be used on an external door, so I don't know what to suggest.  If it doesn't need to be concealed then a normal door closer would be OK, fitted inside the porch in the Figure 61 position, with the body on the door and the arm on the frame.

One solution might be to look at a double sided digital lock like the L2430 double sided, which can have a different code on one side than the other side if required.  You might give all staff and parents the code to enter, but give only staff the code to exit. All exiting can be controlled and the gate cannot be unlocked by someone leaning over from the outside. The codes can be changed at the end of each term.

What is a "back-to-back" pull handle?

When pull handles are needed on both sides of a door - for example a double action door which swings both ways - back-to-back pull handles are purchased in sets.  The bolts pass through the door and fix into the handle on the other side using a grubscrew hidden on the underside.  This method makes them very strong and unlikely to loosen over time, like surface mounted pull handles sometimes do.  Back-to-back pull handles can be used on timber doors AND frameless glass doors.  If using on glass, you'll need to get the glass drilled before it's toughened.  The usual bolt thread is 8mm diameter (M8), but it's always best to get the handles before doing the drilling, because if may differ.  Tiny clear plastic washers are supplied for use on glass doors.

The Foldaside 100 kits are supplied with flush bolts to keep the doors in place when open flat.  The 4 door kit comes with 2 flush bolts which would be positioned at the top of the doors, possibly the end of leaf 1 & 3 (or 2 & 4) and either bolted into the track, or aside the track depending on your door thickness etc.

The TS1000 door closers are perfectly adequate to cope with fire rated doors up to 900mm wide.  Geze TS1500's are able to cope with a wider range of door sizes, and are a little more attractive to look at.  The Eurospec F2003 is another suitable choice, as is the Briton 121.CE.

At 27" wide, your door is on the narrow side, so we'd recommend a door closer which has some adjustability on the power, because you don't want it to be too stiff to push open.  The Geze TS1500 is a good door closer, power size 3 & 4 by template, and at the reasonable end of the price range.  The Geze TS2000 NV is power size 2-4 adjustable, which you will find more flexible, but it's more pricey.  Both of these closers have adjustable speed and latching action control.

Do your pocket doors provide any sound insulation between the adjacent rooms (i.e. in the partition itself as well as where the 2 doors meet each other)?

There is no sound insulation material supplied with either pocket door systems we supply (the Hideaway and the iMpero deluxe), but it would be possible to add your own brush strip to the top and bottom of the doors, although this wouldn't look right on the leading edges.  The wall cavity is going to be fairly good at dampening sound, because the air gap between the stud work will reduce noise transference to some extent.  Other factors to consider are soft furnishings and floor surfaces which all contribute to noise dampening.

A: "Back Check" stops the door slamming open; two examples:- on an external door in a windy location back check prevents the wind from "picking up" and opening the door (which might damage the frame at the hinges); or when there is a wall at 90° from the door back check stops damage to the wall & door handles by  preventing slamming open.  It’s a standard feature on both the Geze TS4000 door closer and the Geze TS2000NVBC, it's an optional extra with the Geze TS2000 .

Bolt through door handles are the best way to ensure the handles don't get pulled off in high use settings like schools & offices.  Usually only available on round roses, the bolts go straight through the door AND the lock case or the latch.  It's essential to check the locks and latches are suitable for bolt through fixings, you'll be able to see holes in the lock/latch case for the bolts to pass.  Door handles on backplates are not designed to bolt through.

A: Yes, you can.  You might consider going for the Exidor 296 push bar or an Exidor 297 push pad.  It may be necessary to shield the panic bar from the outside to ensure security (depending upon the design of the gate).  You may expect a slightly shortened life expectancy for the units due to weather action, but they are a relatively inexpensive purchase.  Be sure to check & maintain regularly.

HELP! My elderly mother is a prisoner of her door closer

My mother is 92 years old & living in sheltered accommodation.  They have fitted a door closer to her flat & she is now unable to get out or get back in alone.  I am urgently looking for a soft close device which she is able to open & close alone.  A: This is unfortunately a common problem when standard door closers are fitted to fire doors (to meet fire regulations) because they make the door too stiff for frail elderly people (young children in nursery schools face the same problem).  The recommendations of The Equalities Act (old DDA) with respect to opening forces on a door allow for quite a stiff door closer, because the Fire Regulation Legislation regarding closing forces has to take priority.  Standard door closers require much more force to open than they exert when closing, because their mechanism is inefficient.  A facilities manager would aim to fit one of the following two door closer types (in order of preference):- 1. Electromagnetic free swing door closers, wired into the fire alarm, these units only act as a door closer once the fire alarm is activated. Normal opening & closing of the door is totally unaffected by having one of these fitted. 2. Cam action guide rail door closer, using a more efficient mechanism design than standard hydraulic closers, the opening forces are reduced and get easier as the angle of opening increases.  The guide rail also helps with easing the opening forces.  Because the mechanism is smaller, the units are more discreet and usually come with an attractive cover as standard.

A: When choosing a door closer for a uPVC door, similar criteria apply to when choosing for a timber door; how wide is the door? What is its function? etc.  We suggest selecting a door closer which has an optional mounting plate and bolting through the door and the frame if possible.  Minimum specification a TS1500, but a TS2000NV or even TS4000 for a very wide door.  I've given you links to those three door closers on our website here, so you can read about them more.

A: The mounting plate, for clarification, is a thin metal plate the same size as the body of the closer.  It is good to use one for example on a uPVC door because it has lots of pre-drilled holes to enable a really firm positioning before attaching the door closer body to the plate through the ready tapped holes.  Because uPVC doors and frames are often hollow in section, we recommend drilling and fixing through to the other side, reinforcing the fixing with large washers or even metal plates.  (You can paint over them in white to obscure them.)

A: Yes, it is possible to fit a Hideaway pocket door system from one side only, we are aware of customers who have done this successfully, although your finished wall thickness will be slightly more than the 115 - 120mm shown in the specifications.  How easy the project is may depend on what you find inside your existing wall when you remove the wallboards.

A: What you're looking for is a "back check" door closer.  This feature dampens or brakes the opening, as well as controlling the close as a normal door closer.  You can look at the TS2000NVBC or the TS4000 which comes with back check as a standard feature. The TS4000 can be adjusted down to closing power 1, which is the lowest force available.

A: For the arrangement you describe we would suggest using escape sashlocks - these have euro cylinder thumb turn locks (i.e. you can have any kind of high security, master keyed, anti pick, anti bump etc euro profile cylinder) but use a split spindle so from the inside the handle will ALWAYS over-ride the lock and open.  The sets we supply include standard differ cylinders, which you can see on the website clicking the bold link, talk to us about higher security cylinders or masterkeying.

I want my fire door to hold open at 90° until someone pulls it, then the door closer kicks in and closes it as normal. What product will do this?

Under Fire Regulations fire doors must not be held or propped open.  Without using an electromagnetic hold open door closer wired into the fire alarm, the only suggestion is to use a delayed action door closer, which can hold the door open for up to 90 seconds, then closing as normal.  I recommend the Geze TS4000S door closer.

Yes, the R80 can take up to 80kgs per door, all the weight is taken by the top track & carriage.  If you want a full length floor guide, you can use the BK4 Bottom guide kit with it.  The Rollan kit does come with short metal floor guides, which are designed to be used in conjunction with a groove which you have to mortice into the bottom of the door.  If the door doesn't travel more than it's own width, then the invisible Rollan floor guide is the best & most elegant thing to use.  You can see a photo of the Rollan floor guide at the link here.

The only door kits we do which include weather seals for external doors are the TIWI sliding & folding doors.  However it is for timber framed doors only, glazed is OK.  We don't know of a standard kit for this job, we think you'll have more luck with a bespoke architectural glass supplier.

         drop-plate A: There are two possible solutions; Option 1.) Using a door closer with a Drop Plate, e.g. the Geze TS2000NVBC (which is a really good mid-range, mid-price model) - the drop plate (shown above) allows the body to be set lower than the fixing positions, over the glass in this case, and it is an extra £18.00 + VAT.  Option 2.) Using a guide rail door closer, but buying the "L" version which is designed to be fitted in "Figure 66" - the body on the door and the guide rail on the frame.  You can see the Geze TS5000L at this link (scroll down to "L"), and then see the fitting guide showing Figure 66 mounting.

We can suggest using "keyed alike" 3 lever locks on your internal doors - this would mean you would only need to carry around one key and it would operate all the locks (although they come with 2 keys each, the keys are all the same).  You may want to look at compatible door handles and escutcheons for each door too.   Order by telephone only, as you won't find keyed alike 3 lever locks on the website.

I need to fit a door closer on my shop door. Our location is close to the sea in Cornwall and the door in question is facing the sea so the wind is an issue. The closer does not need to be so strong that customers think we are closed but I do need the door to close automatically behind them. When the door opens it goes back against a wall. Please advise!

The door closer we would recommend for your scenario would be the Geze TS4000.  It is fully adjustable in power size, so you'll be able to set it up to operate exactly as you want it, and it's easy to do - so you can personally set it to high power during windy spells and reduce the power when it's calmer (watch the featured video for info on setting the power).  It also has the "back check" feature as standard, which stops the door slamming open onto a wall.

An overhead hydraulic door closer would be a good solution for your slamming problem.  For a large fire door (and width is the most important dimension to consider) you might go for a medium to heavy duty door closer like the GEZE TS4000 or the TS2000NV.  For a narrower door; the domestic closers Eurospec F2003 or T2024 would be more economical.  You can read about the special features of each of these door closers by clicking through the links.  As you mention it's in your house, the GEZE door closers I mentioned have the option of upgrading to a matching polished cover & arm (can be brass or stainless steel) which you might want to consider.

With 4 wardrobe doors of 30" width, I estimate you're looking for about 3 metres of track. The SAHECO SF-30 or SAHECO SF-53 would be the best systems - which one will depend upon the weight of the doors, they both come up in a variety of kit / track lengths.  You might go for a three door kit @ 3000mm long, and then buy and extra door pack for the 4th door.  Or we do a four door kit @ 3450mm long, then trim off the unwanted length.

The bolt is threaded M8, then over that is a plastic sleeve to protect the glass of approximately 2 - 3 mm thickness.  We always advise that you don't drill glass until you have the fasteners in hand, so you can check the exact dimensions yourself.

In a building in an exposed coastal location, what would be the best hinges for external doors?

The best material to use is a hinge made of brass plated with polished chrome.  Brass is a highly corrosion-resistant material, which is why it's used a lot in boats.  However, it does tarnish and the surface of raw brass will naturally begin to look green and unpleasant over time, without the body of the material being affected.  With a very stable oxide layer of Polished Chrome on top of the brass you can be confident that neither corrosion nor tarnishing will take place on the hinge.

Can I put a TS1500 door closer here? Thanks for that flickr link.  A TS1500 is a good choice and can be dressed up with a matching cover & arm in polished brass for example.  Having a close look at the photo, we would like to suggest perhaps fitting the closer in the "Figure 66" position on the other side of the door.  This is because there is not very much space between the door and the wall (where the African head is) so the door will not open to 90°.  Also the top rail of the door is not very deep.  You can see what we mean by "Figure 66" by looking at this page link.

General door closers usually come in fixed power size 3, which ensures they are strong enough to meet fire regulations for closing large fire doors up to about 900mm wide.  If this is the type you've previously fitted, then the fixed power size is your problem - this makes them too strong for children and less-abled people to push open.  The T2024 is adjustable by template down to power size 2, which will definitely be an improvement.  More expensive options would be the (larger bodied) TS4000 which is adjustable down to power size 1, or the (smaller bodied) TS3000B cam action guide rail door closer, which opens easily and works in a more efficient way.

Depending on the answer to this question; Do you want the door to lock behind you, after you've entered with the key OR do you want to have to re-lock it with the key?  If you want it lock automatically, then we'd recommend an Exidor 305 mortice operator, which comes with a euro cylinder & escutcheon for the outside.  If you want to re-lock it with the key, we'd recommend the Exidor 296 push bar and an Exidor 302EC outside access device.

Probably the best solution is the Foldaside 240 system You could use either the hinges or pivoted systems but the hinged system requires the first door (the one attached to the frame) to be 29mm plus half the door thickness shorter than the other doors. If you already have equal width doors you would need to go for the pivoted system.

There are two ways of tackling this, depending on your budget.  The "deluxe" solution would be to use an electro-magnetic door closer (the Geze TS4000 EFS) with a PSU, the current to which would be switched ON in summer, so the door can free swing.  In winter you switch the power OFF and the door closer will operate to close the door after use.  The "economy" solution would be to go for a standard domestic overhead door closer, like the Eurospec F2003 (or have a look at our special offers page) and then when summer comes around simply remove the arm from the closer, replacing it in the winter when you want the unit to work.

I'm looking for door closers for a pair of two-way swing doors. Floor springs are one option, but is there another option that would prevent free swinging but return the doors to the closed position? The doors are internal church ones, oak with glass panels, not very wide or heavy.

I think you may be right that floor spring door closers (e.g. Geze TS500 NV) would probably be the best option for your double action doors.  The only other possibility is a concealed closer (e.g. The Geze Boxer) fitted into the head of the door, but you'd need to check there was enough thickness & depth of wood there to fit it.  It also need to be fitted professionally, so it may not work out much less expensive.

An OAD is an Outside Access Device; this is fitted on the outside of a final exit door which has been fitted with Panic or Emergency Exit Hardware on the inside. The OAD allows access from the outside by authorised persons. The OAD can also be locked to allow non-key holders to gain entry.

How many hinges are needed on a door: some have three, some have two, why?

Usually at least 3 hinges need to be fitted on a door.  Light weight internal domestic doors may be fitted with only 2 hinges.  Doors with a security function need to have at least 3 hinges, as this makes them more difficult to force.  Fire Regulations require fire doors to be fitted with 3 hinges (which must be 4 inch fire certified hinges).  For doors over 2200mm tall, then four hinges can be used to prevent warping. Consider any other factors that increase the loadings of hinges and their fixings - extra wide doors, high level of abuse, e.g. school or hospital.

Q: The communal exit/entrance door to my apartment block closes with a loud bang, and we have been told by the on site maintenance person that after he reduced the noise to an almost acceptable slam that there would be no further improvement or adjustment. Is it technically possible to close this door, onto its electronically controlled locking mechanism silently?  Is there any legally enforceable noise level the management company should operate too, and do you have products that can achieve this? A: Thank you for your interesting question.  The answers are "yes", and "sort of yes".   A heavy duty door closer like the Geze TS4000 adjusted correctly, is capable of closing your door strongly but silently.  You can see how the adjustment is crucial to the correct operation of the door closer by watching our video here on the web site.  Building Regulations Part E concern the transmission of sound within a building, there aren't legally enforceable rules relating to door slamming, but the requirements of Part E are that noise which effects building users should be minimised as much as possible.  Hope this helps!

I'm after some door runners for a custom made door. The runners will need to be 2 metres wide. The weight of the door will be roughly 40kg. It is not a pocket door, just sliding across the wall. Is there also a way for the door to stop it slamming against the walls?

We do the economical Rollan 40.24 which is suitable for doors up to 40kg.  If you want to go for something which closes the door softly at each end (and your door is at least 840mm wide), we recommend the Perlan SoftStop double draw-in, 2050mm track.  Tracks can be cut down to length.  Links to both those items are highlighted within the text.  You can look at the video of the SoftStop here which shows it in action.

What is the floor guide for the Geze Rollan & Perlan sliding door gear like?

Is there a way of determining the position the hinges need to go on a door?

Hinge positioning is determined by the size, weight and construction of the door and its intended use.  The top and bottom hinges are easy - around 250mm from the top and bottom of the door.  The most common position for the third hinge is in the middle, this is a good position where the loading is normal.  The middle hinge will also stop a door from warping in a humid environment.  Where a door is heavier, wider or has a door closer, then the middle hinge should be moved up to about 200mm below the top hinge.  When four hinges are used due to extra weight, height, width, abuse level, the hinges can be either equally positioned or set as two pairs at the top and bottom separated by about 200mm.

We recently bought your R40.16 timber sliding door kits up to 40kg, but we've changed the doors to heavy pine ones as they're going to have regular use. Do you have anything suitable?

For doors up to 80kg each in weight, you can use the same track as the R40 that you already have, and buy the Rollan 80 extra door packs, this will give you the wheels etc to run in the tracks, which are strong enough to support your doors.  If the doors are more than 80kg each, then you'd need to go up to the Perlan 140 sliding door gear, which is made by the same manfacturer, Geze, but has a heavier duty track to the Rollan.

Our local club has an external opening emergency exit door which is fitted with an Exidor panic bar on the inside. Externally there is no way of opening the door and due to the door opening to an external smoking area we would like to fit some sort of hardware whereby the external handle can be disabled for security, but enabled while the property is occupied. This needs to be locked at night. What can we use?

What is a rebated door?

I need to put crash bars on double doors, can you tell me what are rebated doors? Rebated double doors have a lip on the vertical edge where they meet, called a "rebated meeting stile".  Shown in the photo below, there is a primary or leading leaf (A) which can open and close without effecting the secondary or following leaf (B).

If the secondary door is opened, it needs to close fully into the frame BEFORE the primary leaf.  The primary door can be on the left or the right, and our panic hardware for rebated doors is suitable for either handing.  The alternative to rebated doors is "plain meeting stiles" where the two leaves come together squarely.

Please can you advise me as to which sort of door closer I should buy; I have two doors which are 1100mm wide solid heavyish doors. I want them to be easily opened by the tenants, and not to slam closed, but to close slowly and fully?

If the doors are going to get a lot of traffic, we'd recommend a GEZE TS4000, or at least a GEZE TS2000 NVBC (a door of 1100mm wide will require at least power size 4) but if there are any draught seals on the doors, it may need to be a higher power size.  If the area is prone to vandalism, then you might also consider having a guide rail door closer such as the GEZE TS5000, which has no projecting arm.

We are considering your Foldaside 100, but our present sliding folding gear is top hanging and has no bottom guide rail. At the bottom there is a join of two carpets and a metal strip to prevent the edges fraying. The underlying floor is also concrete and it would therefore be difficult to create a 15mm groove in to which to set the bottom guide. Is the bottom guide strictly necessary in this case please?

The manufacturer's guidelines are that "The floor guide and channel must be used on doors over 15kg or 450mm wide."  The floor guide takes most of the lateral load off the hinges - are your existing hinges in good condition, I'm wondering if you can re-use them?  It might be an idea to look at the more heavy duty Foldaside 240 system, because we supply that with Royde & Tucker H102 Hi Load hinges.  Alternatively Hi-load hinges can be purchased separately, which would mean you would almost certainly be successful without the bottom guide.

I have a double/glazed aluminium outward opening front porch door which gets taken by wind. The standard stay fitted breaks and is therefore in danger of damage. Is the GEZE TS3000 BC successfully fitted in this situation?

Assuming the danger of damage you mention is to the door itself as it hits the reveal of the wall outside and/or to the hinges and frame when the wind levers the door out against the reveal?  The GEZE TS3000 BC, and any guide rail door closer, permits the door to open only to 120° maximum.  The BC refers to "back check" which will help in your case by providing resistance when the wind opens the door, however there will be extra force on the door which still has to be born by the closer and the hinges.  Since you are wanting to fit the closer to the opposite hinge side of door (push side) you will have to use the Figure 61 fixing.  You will need to check you have enough room on the frame for the body of the closer, and we strongly recommend buying a mounting plate, and bolting through the frame when fitting.  With all these caveats taken into careful onsideration, the TS3000 BC is theoretically a good choice for your scenario. Yes, they come with a small metal retainer which holds the chain out while you fit it.  You'll need to attach the plate to the frame (or a spare bit of wood) then pull the chain out as far as it'll come and slip in the retainer.  Next detach the plate from the frame and fit the door closer into the door, then finally re-attach the plate to the frame and remove the retainer, so the spring can re-tension the chain.

Intumescent strips for fire doors

Upon exposure to heat in the event of a fire, the intumescent material swells up to seal the gap between door and frame, this dramatically slows down the spread of the fire from room to room, giving precious time for evacuation and rescue.
