What is an OAD?

An OAD is an Outside Access Device; this is fitted on the outside of a final exit door which has been fitted with Panic or Emergency Exit Hardware on the inside. The OAD allows access from the outside by authorised persons. The OAD can also be locked to allow non-key holders to gain entry.

How many hinges are needed on a door: some have three, some have two, why?

Usually at least 3 hinges need to be fitted on a door.  Light weight internal domestic doors may be fitted with only 2 hinges.  Doors with a security function need to have at least 3 hinges, as this makes them more difficult to force.  Fire Regulations require fire doors to be fitted with 3 hinges (which must be 4 inch fire certified hinges).  For doors over 2200mm tall, then four hinges can be used to prevent warping. Consider any other factors that increase the loadings of hinges and their fixings - extra wide doors, high level of abuse, e.g. school or hospital.

I am looking for floor gliders for double sliding wooden doors. We are replacing the old doors and have the track but are missing the gliders.

It is likely that the gliders we supply will be different to those on your existing doors.  The only ones we do similar to your description are the white plastic slides which are used with the BK2 and BK4 bottom guide kits, and they can be bought in pairs for £1.25 per pair (+ postage & VAT) if they look like your old ones.  You can see them pictured here:- bk2-and-bk4-white-plastic-slides

Building Regulations Part E on the transmission of sound in a building

Q: The communal exit/entrance door to my apartment block closes with a loud bang, and we have been told by the on site maintenance person that after he reduced the noise to an almost acceptable slam that there would be no further improvement or adjustment. Is it technically possible to close this door, onto its electronically controlled locking mechanism silently?  Is there any legally enforceable noise level the management company should operate too, and do you have products that can achieve this? A: Thank you for your interesting question.  The answers are "yes", and "sort of yes".   A heavy duty door closer like the Geze TS4000 adjusted correctly, is capable of closing your door strongly but silently.  You can see how the adjustment is crucial to the correct operation of the door closer by watching our video here on the web site.  Building Regulations Part E concern the transmission of sound within a building, there aren't legally enforceable rules relating to door slamming, but the requirements of Part E are that noise which effects building users should be minimised as much as possible.  Hope this helps!

I'm after some door runners for a custom made door. The runners will need to be 2 metres wide. The weight of the door will be roughly 40kg. It is not a pocket door, just sliding across the wall. Is there also a way for the door to stop it slamming against the walls?

We do the economical Rollan 40.24 which is suitable for doors up to 40kg.  If you want to go for something which closes the door softly at each end (and your door is at least 840mm wide), we recommend the Perlan SoftStop double draw-in, 2050mm track.  Tracks can be cut down to length.  Links to both those items are highlighted within the text.  You can look at the video of the SoftStop here which shows it in action.

What is the floor guide for the Geze Rollan & Perlan sliding door gear like?

Imagine an upside down capital "T" shaped peice of metal, about 1.5" long, which is screwed to the floor or threshold, a groove is morticed into the bottom of the door and the door slides back and forth on the guide - never seen, nothing to trip on or collect dust.  Here's a photo:timber-floor-guide
